how about a pool?
doing the dog paddle is something most people are capable of doing... unlike tennis. >.>

They don't even have to dog paddle, we can rent out the bottom as temporary storage for dead people who wanted to be heavily clorinated in their after life.

Maybe a games room? You can throw in an arcade, a LAN area with high end computers, a VR room, billards and pool... even a bar in the same room! One room fixes all. smile
